What a move-out clean costs in Canada, by home size
We looked at every move-out cleaning job we completed between June 2024 and 18 October 2026 — 2,523 of them, from bachelor condos in Toronto to four-bedroom houses in Calgary. The single biggest driver of price is the number of bedrooms, because bedrooms track the number of bathrooms, the size of the kitchen and the floor area.
| Home size | Typical price (median) | Most customers paid | Jobs |
|---|---|---|---|
| Studio / bachelor | $285 | $175–$550 | 462 |
| 1 bedroom | $325 | $210–$480 | 529 |
| 2 bedrooms | $420 | $290–$628 | 600 |
| 3 bedrooms | $559 | $375–$828 | 588 |
| 4+ bedrooms | $748 | $505–$1,125 | 344 |
Median of what customers paid, before tax, including any add-ons they chose. “Most customers paid” is the middle 80% (10th to 90th percentile).
Move-out cleaning cost by province
To compare like with like, the first column uses two-bedroom homes only. The second is the median across every home size, which also reflects how big homes tend to be in each province.

Differences between provinces are smaller than the differences between a bare clean and one with appliances and carpets. Our price list is the same across Canada; what changes is what people add.
What pushes the price up: the add-ons people actually choose
The four core areas — kitchen, bathrooms, bedrooms and living areas — are in almost every move-out clean. Everything else is optional, and this is how often customers added each one:

Appliances are by far the most common extra: 74% of move-outs include cleaning inside the oven, fridge or other appliances, because most leases and landlord checklists ask for it. For a two-bedroom home, jobs with appliances had a median of $435, against $335 without. Carpet or upholstery cleaning (32% of jobs) moves the median two-bedroom price from $381 to $537.
When Canadians move out: the month-end crunch
Leases end on the last day of the month, so move-out cleans pile up in the final week. 45% of all our move-out jobs happened between the 25th and the 1st of the next month — eight days out of thirty. Only 25% fell between the 10th and the 20th.
The busiest single day in our records was 31 July 2025, with 22 move-out cleans in one day. Across the year, August is the peak: on average we complete 132 move-outs in August against 58 in February. Fridays are the busiest weekday (422 jobs) and Sundays the quietest (262).

Seven ways to pay less for a move-out clean
- Book mid-month if you can. Only 25% of move-outs happen between the 10th and the 20th, so there is far more choice of times.
- Empty the fridge and cupboards first. Crews clean faster in empty units, and hourly-priced extras take less time.
- Only add what your lease asks for. Read the move-out section of your lease and pick add-ons to match.
- Combine carpet cleaning with the move-out. One visit costs less than two, and the carpets dry while the crew finishes the rest.
- Count rooms accurately. Dens, basements and extra bathrooms change the price; getting them right avoids surprises on the day.
- Leave parking and elevator access sorted. Waiting time slows the job down.
- Use the free 48-hour re-clean. If your landlord flags anything after inspection, we come back and fix it at no charge.
350 move-out customers have scored us 8, 9 or 10 out of 10 in our post-job survey. If you are moving soon, see move-out cleaning prices and availability or get a fixed quote in under a minute.
